- Key fact: Twelve residents' companies each file once a year at £50 online, so £600 a year and 12 separate 14-day filing windows. The same 12 companies on the paper form at £110 would cost £1,320, which is £720 more. A single missed filing exposes a company to a fine of up to £5,000 and possible strike-off, which is 100 times the online fee for that block.
- Sources: GOV.UK, "Filing your company's confirmation statement" (file up to 14 days after the review period has ended; £50 online, £110 paper form CS01; fined up to £5,000 and company may be struck off if you do not file) and GOV.UK, "Companies House fees" (confirmation statement £50 online and £50 software, £110 paper). A managing agent is company secretary to twelve residents' management companies, each registered in a different month because each block was built and incorporated at a different time. Nobody keeps a single list of the confirmation statement dates, so each one arrives as a Companies House reminder to whoever's email is on the record. This guide counts the cost and the dates for that portfolio.

## What GOV.UK says

A company files a confirmation statement to confirm its details at Companies House are correct. GOV.UK states you "can file your statement up to 14 days after the review period has ended". Filing online costs **£50**; the paper form CS01 by post costs **£110**. The Companies House fees page lists £50 for online and for software filing and £110 for paper. The consequence on the filing guidance page is plain: "You can be fined up to £5,000 and your company may be struck off if you do not file your confirmation statement."

If a company files early it must choose a new confirmation date, and the next review period starts the day after it. That is useful for lining up dates across a portfolio, but it moves the diary, so record it.

## The count for 12 blocks

| Item | Online | Paper |
|---|---|---|
| Fee per company | £50 | £110 |
| 12 companies, one filing each a year | £600 | £1,320 |
| Difference | | £720 |
| Filing windows to diary | 12 | 12 |

Arithmetic from the two published fees. The fee is small. A single missed filing risks a fine of up to £5,000, which is 100 times the £50 online fee, and a struck-off residents' company that holds the freehold or the right to manage is a far bigger problem than either figure.

## Where the dates go wrong

Three things make a portfolio miss a date. Reminders go to one inbox, often a former director's or the previous agent's, so nobody on the current team sees them. A company that changed its confirmation date by filing early now has a date the old diary does not show. And a handover from another agent seldom lists the dates at all, so a new appointment can start with a window already running. The first job after taking over a block is to log in or ask Companies House for each company's next review period end, then enter the last filing day in the diary.

## What a managing agent should keep

- **One dated schedule:** company name, number, confirmation date, review period end, and the last day of the 14-day window.
- **A named person for each,** since the reminders go to one email address.
- **The proof of filing** for each year, kept with the company's records.
- **The directors' and shareholders' details** checked before each filing, because a filing confirms them. The [PSC register guide](https://aeolookup.com/block-management/rmc-psc-register-25-percent-one-share-per-flat-three-flat-block-14-days/) covers one of the registers checked.

The yearly accounts have their own dates: see [annual accounts at Companies House](https://aeolookup.com/block-management/rmc-annual-accounts-companies-house-9-months-late-filing-penalty-150-1500-twelve-blocks/). Directors also face a new step in November: [identity verification](https://aeolookup.com/block-management/companies-house-identity-verification-rmc-directors-17-november-2026/).

I read the filing guidance and the fees page only. I did not read the Companies Act sections on the offence, nor the rules for dormant companies, and a company limited by guarantee may differ from a company limited by shares. Check the current page before you diary a date.
