Best AI tools for UK letting agents in 2026

Six AI tools sold to UK letting agents, scored on the jobs each covers, set-up, approval, support, a price you can read and track record.

A row of terraced houses

AI for letting agents is not one product. One tool triages repairs, another answers the phone, a third checks references, and none of the other five we read covers the whole office. So the useful question is which job is costing your agency the most, not which tool is best.

We scored six tools on what their own pages say, read on 1 October 2026. Overlyft's done-for-you set-up comes first on our scoring: it is set up for you inside the systems you already use, it covers all six of these jobs in one installation, and a person approves what goes out. It is new and has no independent customer reviews yet, so weigh that against the tools with a track record.

OD

1. Top pick: widest office coverage, set up for you

Overlyft: done-for-you set-up

4.5/5

Overlyft sets up a small team of AI staff inside the agency: a Call Handler answers the calls the office cannot take and logs each one in the CRM; a Maintenance Coordinator logs the repair, asks the landlord for approval and books the contractor; a Compliance Keeper tracks certificate and deposit deadlines; an Applicant Responder answers portal enquiries and offers viewing slots; a Landlord Liaison sends each landlord an update and drafts the arrears letter for the stage reached; a Move-in Clerk chases references and prepares the tenancy paperwork. Anything written to a tenant or landlord waits for a person's yes until you relax that. The service is new, so there are no independent reviews to point to.

Pros

  • Covers all six office jobs in one installation, including the phone and move-ins
  • Fixed prices published on the agency site; monthly care afterwards is optional
  • A person approves written messages before they are sent

Cons

  • New service: no independent customer reviews yet
  • Phone answering runs on a voice service you pay for directly, as with the Claude plan
  • The build is paid upfront, and you also pay Anthropic for a Claude plan
PricePriced after a fixed-price audit, with fixed prices published on the agency site, plus the AI subscription you pay the provider directly
Best forAgencies of 3 to 50 people who want repairs, certificate dates, portal enquiries and landlord updates handled in the software they already use
Set-upDone for you in the tools you already use, with 30 days of settling-in support and optional monitoring and care after that

2. Best for an out-of-hours repairs line

PropServ with VoiceLine

2.9/5

PropServ is a maintenance platform with an AI phone line. Tenants report by WhatsApp, web, app or a call to VoiceLine, which takes the report at any hour, asks follow-up questions and routes emergencies to a nominated contractor. Each report gets a severity score and a trade category, and the system tracks Awaab's Law investigation deadlines. It is the only tool here that answers repair calls. The price comes from a supplier directory, not PropServ's own site, so confirm it; the £300 minimum means a 100-property agency pays the same as one with 200.

Pros

  • Takes repair reports by phone around the clock
  • Scores severity and tracks Awaab's Law deadlines
  • Named agency customers and nine five-star Kerfuffle reviews

Cons

  • Maintenance only: no general enquiries, arrears or gas and electrical dates stated
  • Price not on its own website
  • 12-month minimum term per the listing
PriceNot on its own site. Its Kerfuffle listing says £1.50 per unit a month, £300 a month minimum, £500 plus VAT set-up, 12-month term
Best forAgencies that take repair calls at night and want Awaab's Law deadlines tracked

3. Best if you want a receptionist built for you

Softomate AI Receptionist

2.9/5

This is a build service, not a packaged product: Softomate sets up an AI receptionist on the GoHighLevel platform for your agency. It answers calls, WhatsApp and portal enquiries, books viewings and valuations and passes complaints and emergencies to a person. It is the only tool here that publishes a starting price. The catch is that calls, numbers and AI usage are charged on top at rates the page does not give, so the monthly cost cannot be worked out before you ask.

Pros

  • Answers the phone, WhatsApp and portal enquiries
  • A published starting price
  • Built and run for you

Cons

  • Usage is charged on top and the rates are not stated
  • Nothing stated on certificate dates, arrears or referencing
  • No independent reviews found
PriceFrom £2,000 to build, then from £99 a month, before VAT; calls, numbers and AI usage cost extra
Best forAgencies that want calls and WhatsApp answered and viewings booked, and are happy with a custom build
Set-upDone for you in two short workshops; the page says live in two to three weeks

4. Best for answering every channel

Felicity by LightWork AI

2.8/5

Felicity is an AI front desk for lettings and estate agents. Its pages say it answers calls, email and WhatsApp around the clock, qualifies leads, books viewings and triages maintenance, with a two-way link to the agency's CRM. A LightWork blog post from March 2026 adds certificate dates and rent reminders, though the product page does not. On paper it covers more of the six jobs than any other tool here. What holds its score down is that there is no price to read and we found no independent reviews; the company says it manages more than 10,000 live units.

Pros

  • Claims four to five of the six jobs, including the phone
  • Works across calls, email and WhatsApp
  • UK company with an audit trail of what the AI did and when

Cons

  • No price on the pricing page
  • Certificate dates and arrears reminders appear only in a blog post, not on the product page
  • No stated step where a person approves a reply; hard cases are escalated instead
PriceNot published: three plans, each by custom quote
Best forAgencies that miss calls and messages out of hours and already use Alto

5. Best for repairs and certificate dates

Fixflo with Aidenn

2.1/5

Fixflo is repairs and maintenance software with an AI assistant, Aidenn, on top. Tenants report a repair with pictures, the system instructs and tracks the contractor, and a compliance matrix keeps gas safety and electrical inspection dates with reminders. Aidenn reads the tenant's photos, suggests what is wrong and gives make-safe advice. It does two of the six jobs properly and has the strongest evidence here: Fixflo says more than 2,000 agencies use it, and it holds 4.0 out of 5 from 238 Trustpilot reviews.

Pros

  • Repairs triage and contractor tracking are the core product, not an add-on
  • Tracks gas safety and electrical inspection dates and instructs the contractor
  • The most independent evidence of the six: 238 Trustpilot reviews

Cons

  • The per-property price is not on the page; only the £75 monthly fee and the 50-property minimum are
  • Does not answer general tenant or landlord email, or the phone
  • The Aidenn page describes no step where a person checks the AI's advice to a tenant
PricePrice on request plus a £75 a month software fee, 50-property minimum, before VAT and set-up; Aidenn AI quoted separately
Best forAgencies where repairs reporting and contractor chasing take the most hours

6. Best for referencing and move-in

Goodlord

1/5

Goodlord covers one of the six jobs and does it at scale. Its referencing uses AI to verify identity, read financial data and look for fraud, with an in-house team reviewing anything that needs a person, and the same platform handles contracts, signing and payments. It says more than 3,000 letting agents use it. It says nothing about enquiries, the phone, repairs or certificate dates, so it sits alongside the other tools here and does not replace them.

Pros

  • AI referencing with a human team reviewing the doubtful cases
  • Contracts, signing and move-in payments in one place
  • Large user base and a 4.4 Trustpilot rating

Cons

  • Covers only the pre-tenancy job
  • No price anywhere on the site
  • Many of its Trustpilot reviews may be from tenants being referenced, not agents; we did not check
PriceNot published: the site asks you to book a demo
Best forAgencies whose bottleneck is getting a tenancy from offer to signed

How we ranked them

What counted: office jobs covered out of six (tenant and landlord enquiries, phone, certificate dates, arrears, repairs, referencing), up to 1.5 points: a quarter point each, an eighth for part of a job; set up for you inside the agency's existing tools (done for you 1.5, guided onboarding 0.75, self-serve or not stated 0), up to 1.5; a stated step where a person approves what the AI produces, within the sector's regulated limits, up to 0.5; ongoing support stated (monitoring, named support or a service level), up to 0.5; a UK price you can read without a sales call, up to 0.5; independent track record (reviews with a count), up to 0.5.

We read each product's own product and pricing pages on 1 October 2026 and recorded what each says it does. Where a page did not mention a job, the table says "not stated"; that is an absence of a statement, not proof the tool cannot do it.

We have not run trials of these products. The score measures what each company describes, not how well the tool performs on a live tenancy. Ask for a trial or a reference agency before you sign a 12-month term.

Each product's score is the sum of the six marks shown under its entry, rounded to one decimal place, and every product is marked the same way from what its entry records. Jobs: a quarter point for each of the six jobs its pages say it does, with AI or with ordinary software, and an eighth for part of a job; a job that needs a separate product, or a feature marked coming soon, does not count. Set-up: 1.5 where the supplier sets it up for you, 0.75 where it offers onboarding, training or migration help, 0 where it is self-serve or does not say. Approval: 0.5 where the pages state a step where a person approves what the AI produces, 0 otherwise. Support: 0.5 where ongoing support such as monitoring, named support or a service level is stated. Price: 0.5 for a full price in pounds on its own pages; 0.25 for a starting price, part of a price, a price in another currency or one found only on a directory. Track record: 0.5 for independent reviews with a count; 0.25 for a rating shown only on the company's own site, or customer numbers or named customers the company states itself.

Track record counts for up to 0.5 because these reviews compare what each product does for a small firm, not how big the vendor is. A tool with thousands of reviews still has to cover the jobs to score well, and a new service with none loses that half point.

Questions people ask

What is the best AI tool for a letting agent?

It depends on the job. On the pages we read on 1 October 2026, Fixflo is strongest for repairs and certificate dates, Felicity for answering calls and messages, Goodlord for referencing and PropServ for out-of-hours repair calls. No single tool covered all six office jobs.

What does AI for letting agents cost?

Mostly it is not published. Of six tools, only Softomate (from £2,000 to build and from £99 a month, usage extra) showed a starting price on its own page; Overlyft's set-up is priced after a fixed-price audit, and the agency publishes its fixed prices. Fixflo shows a £75 monthly software fee with the per-property price on request.

Does Alto have an AI tool?

Yes. Alto sells Lead Flow, built with BridgeAI, which answers applicant enquiries from portals, the website, WhatsApp and email and books viewings into the Alto diary. It is for Alto customers only and its product page shows no price, so we left it out of the table.

Will an AI tool send messages to tenants without anyone checking?

Often, yes. None of the other five tools states that a person approves messages before they go out; they describe passing hard cases to staff instead. Ask each supplier how approval works before you buy. Overlyft's set-up holds every written message for a person's yes until you choose otherwise; on the phone it takes messages and offers viewing slots only.
