Running the firm

Block management software prices: who publishes them, and what a 1,200-unit firm would pay

We checked six block management software suppliers' sites for prices: four publish figures, two are demo-only, and only two let you price a portfolio.

A low-rise block of flats under a grey sky

"Best block management software" is searched by every firm that has outgrown a spreadsheet, and the first filter is price. So we checked what each supplier's own website says, on one day, and worked the published figures through for one firm.

What this is, and is not. A desk check of pricing pages as they stood on 1 October 2026. We did not ask for quotes and have not used any of these products, so we say nothing about how good they are. Prices change; read the live page before deciding.

Who publishes a price

Software Price on its own site? What the page shows
Arthur Yes, in full Standard £82.50 a month including 55 units, then £1.50 a unit; Professional £96 including 60 units, £1.60 a unit; Enterprise £126 including 70 units, £1.80 a unit. Annual billing.
Blocks Online Yes, by module Block Management £100 a month plus 15p a unit; Property Portal £50 plus 15p; Ticketing £100 plus 30p; Credit Control £100 plus 25p. No minimums, unlimited users.
Fixflo Partly "Price on request" plus a £75 a month software fee; four tiers all quote-only; minimum 50 properties; contractor marketplace from 30p a unit a month; professional services from £300 plus VAT.
Propman (Grosvenor Systems) No "Book a demo".
MRI Qube PM No "Request demo", "Download brochure".
Dwellant Partly Three packages, each priced "from": Lite £2.99, Standard £3.99 and Premium £4.99 per unit. The page does not say whether that is a month or a year. "Request a demo".

Two pricing units on one shortlist: per unit per month with a base fee, and per module with a base fee. Fixflo prices the repairs layer, not the accounts, and Propman and Qube PM price nothing in public.

The example firm

A regional managing agent: 40 blocks, 1,200 units, eight property managers and an accounts team of three, client accounting in-house, repairs reported by leaseholders through a portal. The kind of firm that has just taken on its first RTM company as a client.

The sums, where the page allows one

Software Basis Per year
Arthur Standard £82.50 + (1,200 − 55) × £1.50, monthly, annual billing £21,600
Arthur Enterprise £126 + (1,200 − 70) × £1.80 £25,920
Blocks Online, Block Management only £100 + 1,200 × 15p £3,360
Blocks Online, all four modules £350 + 1,200 × 85p £16,440
Fixflo £75 software fee + a quoted tier, minimum 50 properties £900 plus the quote
Dwellant Premium from £4.99 × 1,200 units, period not stated on the page £5,988 for that period
Propman, Qube PM quote only not computable from the page

We have read Arthur's per-unit figure as per unit per month, which is how the plan prices are stated; if it is per unit per year the Arthur lines fall by a factor of twelve, and the page would be clearer for saying which. Blocks Online's module model means the firm can start with the ledger at £3,360 a year and add the portal, ticketing and credit control as the team wants them, which is the only line in the table that scales with the firm's appetite rather than its unit count.

What the price does not include

Migrating 40 blocks of leaseholder records, bank accounts and budgets; training eleven people; and the quarter in which the old system is still open because last year's accounts are not closed. None of the pages prices that, and for a 1,200-unit firm it is the larger number. The software that is cheapest on licence is not always cheapest in the migration year.

Where Overlyft fits

The AI staff Overlyft sets up work inside whichever of these the firm already uses, and inside Outlook and the phone system next to it. We do not ask the firm to switch. If you are choosing block management software, choose on the ledger, the client accounting and the price, then we can set up an AI assistant to answer the leaseholder emails, keep the Section 20 timetable, diary the service charge year and chase the arrears inside the system you pick. It does not replace any of these; it is the person who does the typing in them.

Short answers from this page

What does block management software cost?

On per-unit rates published on 1 October 2026, for 1,200 units: Blocks Online's block management module comes to £3,360 a year and Arthur's Standard plan to £21,600 a year.
