Running the agency

Letting agent software prices: which firms publish them, and what a 120-property agency would pay

We checked six lettings software firms' own websites for prices. One publishes full prices, one publishes part, and four ask you to book a demo.

A street of tall terraced apartment buildings

"How much does letting agent software cost?" is one of the questions agency owners search for most, and most of the firms that sell it will not say. We checked six suppliers' own websites on 1 October 2026 to see who publishes a price, and worked through the one full price list we found for an example agency.

What this is, and is not. A desk check of what each firm's own website showed on one day. We did not ask any of them for a quote, and we have not used any of these products, so we say nothing about how good they are. Prices change; check the live page before you decide.

Who publishes a price

Software Price on its own website? What the site shows
Arthur Online Yes, in full Three plans from £82.50 to £126 a month, each with units included and a price per extra unit
Fixflo In part A £75 a month software fee, plans "price on request", minimum 50 properties
Goodlord No "Book a demo" and "Speak to sales"
Reapit No "Request a demo" and "Speak to an expert"
Alto No "Book a demo"; the site promises "one transparent price" but does not show it
Street No A pricing page with no prices; "Book my demo"

One in six publishes full prices. Third-party comparison sites quote figures for the others, but they are not the supplier's own word, so we have left them out.

The example agency

Take a small independent agency in a town like Reading: an owner, two negotiators and a part-time property manager, with 120 managed properties. Arthur Online prices by the "unit", which its page defines as whatever is being rented: a house, a room, a shop or a parking space. With no HMOs let room by room, 120 properties are 120 units.

The sums

Arthur Online's page shows each plan as a monthly price with a number of units included and a price for each extra unit, billed annually. Reading it that way:

Plan Included Extra units Per month Per year
Standard 55 units, £82.50 65 × £1.50 = £97.50 £180.00 £2,160
Professional 60 units, £96.00 60 × £1.60 = £96.00 £192.00 £2,304
Enterprise 70 units, £126.00 50 × £1.80 = £90.00 £216.00 £2,592

The page says "from" before each price and does not say whether VAT is included, so treat these as a floor, and ask.

Room-by-room lets change the sum. An agency with ten HMOs of five rooms each, let by the room, has 50 units in those ten properties alone. On the Standard plan, every extra 10 units adds £15 a month.

Why most do not publish

Firms selling to larger agencies price by branches, users and integrations, and quote each one. That makes sense at 2,000 properties. At 120 it means an hour on a demo call before you know whether the product is in budget. Before you book one, decide your ceiling: what the agency can spend a month on software, and what that spend has to take off someone's desk. Our guides on the 2026 compliance checklist and the PRS Database set out the admin that is growing this year, which is a fair test of any demo.

What no software price includes

The time it takes to move your data across, train the team and change how the office works. Fixflo's page puts its own professional services, such as data migration and training, at "from £300 + VAT" each. Budget for that kind of cost whichever product you choose.

Where Overlyft fits

The AI staff Overlyft sets up work inside the property software you already use. We do not ask you to switch. If you are choosing software, choose on price, a demo and a trial, then we can set up an AI assistant to chase certificates, answer portal enquiries and keep landlords updated inside the one you pick. It does not replace any of these; it is the person who does the typing in them.

Short answers from this page

What does letting agent software cost?

Mostly it is not published. Of Arthur Online, Fixflo, Goodlord, Reapit, Alto and Street, only Arthur Online showed full plan prices on 1 October 2026; on our reading of its page a 120-unit agency would pay between £180 and £216 a month before VAT. The others ask you to book a demo.
